Document Preparation – Before Viewing
General Documents & Basic Information
Basic Information
- Full Name, Email, Phone Number
- Personal and Spouse Information (if applicable)
- For Students/International Students: Include Parent Information
Photo ID
- Driver’s License or Passport
- For Students: Include Student ID or Admission Letter/Enrollment Documents/Visa
Credit Report
- Full Report from Equifax is required (click the Free Credit Report button for access).
Rental Application
- Refer to the sample form below and complete the application as thoroughly as possible.
Additional Documents Based on Employment
For Employees
Letter of Employment
- Issued by your company, stating tenure, position, annual income (hourly rate, hours worked, etc.).
- If not currently employed, a Job Offer Letter can be provided.
Pay Stubs
- Provide two recent months’ pay stubs.
For Business Owners
- Latest T1 General or NOA (Notice of Assessment)
- Business License
– Business Name Registration Document
For Students/Cash Job Workers/International Students’ Parents
Bank Statement or Proof of Funds
- A substantial balance is recommended for stronger applications.
Property Tax Receipt
- If owning other properties in Canada.
Note: In many cases, an upfront payment of six or more months’ rent may be required. Parents may also need to act as guarantors.
Request to Prepare Documents in Advance
Prepare all documents early to submit offers promptly when you find a desirable property.
60 Days’ Notice Required for Current Residence
- Notify your current landlord using the appropriate form at least 60 days prior, as per regulations.
Rental Process
1. Showing(s) and Offer
- Submit the rental application and offer for the property you wish to rent.
- Wait for the landlord’s decision.
2. Deposit
- Once the offer is accepted, pay the deposit within 24 hours.
- Typically includes 2 months’ rent (first and last), but this may vary.
- Additional amounts like key deposits may apply.
- Payment is made via direct deposit or wire transfer (details will be provided).
- Send the deposit receipt and a photo of the bank draft to Yong Chan Jang (yongrealty.ca@gmail.com)
3. Utility Account Setup
- Transfer utility accounts (electricity, water, gas, etc.) to the tenant’s name before moving in.
- Email proof of account setup.
4. Tenant Insurance Proof
- Secure tenant insurance effective from your move-in date.
- Available online or through brokers (details will be provided).
5. Moving Preparation
- 60 Days’ Notice: Notify your current landlord in advance (if applicable).
- Packing: Box your belongings.
- Internet: Arrange for installation or transfer.
- Elevator Booking: If required for moving day.
6. Final Checks and Move-In
- On the move-in date or just before:
- Inspect appliances, water systems, and other fixtures for issues.
- Document and photograph any problems to share with the landlord.
- Prepare rent cheques if requested.
- Exchange keys and complete the move-in process.
